Lintels, not the entire world uses them, but Chicago sure does...

A lintel is a horizontal support of timber, stone, concrete, or steel across the top of a door or window. In the City of Chicago these horizontal supports are mainly steel and come in two types, an I-Beam and an angle lintel. The area behind the lintel will accumulate moisture and it will flow down to the lintel. The lintel must have flashing (usually, a plastic membrane) that runs between the lintel and overlying brick. This membrane will direct the water out, between the brick and the lintel so that it will not drip down through the top of the window or door frame.

Not every building is properly constructed. Water will eventually make its way to these steel supports, causing it to rust. This rust will cause the steel to expand, contrast, freeze and thaw through the years resulting in damage. The damage we are addressing is the masonry surrounding these steel supports which eventually cause mortar joints and bricks to crack, eventually exposing the interior of the building to the exterior elements. Today we will show an example of how a client had water infiltration coming in and around various points of a window and he we repaired this problem.

So, we are there. Removing the
necessary courses of brick to expose
the lintel and here you have it, a
corroded, rusted piece of metal.
Notice the brick at the center of
the two windows, the mortar joints are
cracked going vertically due to many
years of movement underneath its
support.

behind the masonry, in this case
we installed a termination bar
through the flashing to wall joist
and caulked closed.

So when you see signs of warping, bending, cracking and excessive rust, remember steel lintels can rust so bad they cause a swelling effect, these signs are usually accompanied by movement of brick and ultimately, you need repairs.
